| Schemes Offered to Landlords for Letting Properties: |

We have three types of schemes, which we offer to our Landlords. |

| Scheme 1: |
| Introduction Basis |
| With this scheme, we charge our Landlord a one off administration Fee of 2.5 weeks of the total rent per calender month. This fee includes: |

Finding professional tenants |

Checking the tenants references |
| • |
Providing the Landlord and the tenants with a Short Hold Tenancy Agreement |
| In this scheme, Landlord is responsible for the deposit, collection of rent and all the tenancy matters with the Tenants. |

| Scheme 2: |
| Partial Management |
| With this scheme, we charge our Landlord a one off administration Fee of 2 weeks of the total rent per calender month. This fee includes: |

Preparing detailed inventory |
| • |
Rent collection from tenants on time |
| • |
Prompt rent payment to the Landlord |
| • |
Itemised monthly Invoicing |
| • |
Visiting the property on a time-to-time basis to check the property condition and informing landlord about any damage in the property, if the landlord wants us to do the fixtures in the property we will do them and then an invoice is sent to the landlord for the payments. |

On the End of Tenancy, Channel Property Services insures that the tenant has paid the bills before the end of their tenancy and takes a copy of all the paid bills and then returns the deposit to the tenants when the landlord is satisfied with his property conditions and bills. |

For Partial Management we charge only 6% of the total rent collected per calender month. |

| Scheme 3: |
| Full Management |
| In this scheme, we charge our Landlord a one off administration Fee of 2 weeks of the total rent. This fee includes: |

Guaranteed rental income available |

Most of the minor fixtures and fittings (maintenance) of inside of the property are on Channel Property Services Ltd expenses. |

Landlord will be informed immediately in case of any snag in the dwelling and also the action will be taken immediately. |

Channel Property Services Ltd will be visiting the property every 2 months and will provide the landlord with full report of the property. |
| • |
For Full Management we Charge only 12% |
